Many steps are taken to get your home in the best shape possible while spending as little as possible. This takes years of experience and knowing the market and how best to appeal to the public and, specifically, the groups of people you want to appeal to. Only an experienced agent can make that happen.

Marketing is crucial, as you might imagine. Every word you use for the Multiple Listing Service (MLS) is worth its weight in gold. The return on staging is astronomical. Staging your home and cleverly sprucing up a kitchen and/or bath without breaking the bank is money well spent. Professional photos are also key. Not all photographers of properties are alike. Use the best!

Listing price is key. In the Bay Area, a low listing price is expected. But how low? A little low? A lot low? It will depend on the current market, the amenities of the property, and the location. The wrong listing price is the kiss of death, so Patty will help you get it right. 

Providing a professional disclosure package is also important. The more thorough the package is, the more the potential buyer/s will trust you. They will likely be more comfortable making an offer – hopefully a high offer! 

Choosing the right offer to accept is an art. The bottom line is that you want a transaction that will close. The highest offer is not always the best offer. Contingencies, an out-of-touch/out-of-town lender, or other red flags should be avoided. When deciding which is the best offer to work with, there are many factors to consider other than price. It takes an experienced agent with an eagle eye to know which is best. Patty will help you choose the right buyers – those who will actually close the deal.
